What does this cost me?

For most home and investment loans, nothing. The lender pays our commission when the loan settles and the rate you get is not marked up because you came through a broker. Some commercial, specialist and short term loans do carry a broker fee. If yours is one of them, you get the exact amount in writing before we lodge anything, and you can walk away.

How much can I actually borrow?

It depends on how your income is earned, what you already owe, your living costs and the individual lender's policy. Two lenders assessing the same person on the same day can land six figures apart, which is the entire reason comparing is worth doing. We can give you a realistic range in one conversation.

How long does approval take?

A straightforward salaried application often gets a decision inside a week once documents are in. Self employed, commercial and construction files take longer because there is genuinely more to verify. We give you a realistic timeline at the start rather than an optimistic one you will chase us about later.

Question 4

I am self employed. Is that a problem?

Accepted Answer

No, it just changes which lenders are worth approaching. Some want two years of tax returns and notices of assessment. Others will work from twelve months of business bank statements, BAS lodgements or a declaration from your accountant. The trick is knowing which door to knock on before your file gets marked with a decline.

Will talking to you affect my credit score?

Talking to us does not touch your credit file. We assess your options using the information you give us and the lenders' published policies. A formal credit enquiry is only recorded once you have chosen a lender and told us to proceed, so you are not paying for the privilege of shopping around.

Do you only arrange home loans?

What do I need to bring to the first chat?

Accepted Answer

Nothing formal. The first conversation is about your situation and what you are trying to do. When you decide to go further we will generally need photo identification, recent payslips or business financials, and a list of your current loans, cards and buy now pay later accounts.
